Períptero is a real estate development company known for its iconic projects in Lisbon, including the Pier III building in Santos, which also serves as its headquarters. The office boasts interior architecture, construction, and furniture supply by Vector Mais, creating a serene and timeless aesthetic that highlights the high ceilings and exposed concrete walls.
Materiality is an essential aspect of the design, highlighted through the use of wood, metal, and felt. One of the most striking spaces in the project is the cafeteria and kitchen area, which showcases Períptero’s construction expertise. Iron profiles, typically used in concrete frameworks, have been utilized to create partitions that effectively separate this area from the rest of the workspace. The ribbed texture of the black lacquered metal, along with the carefully selected furniture and carpentry, enhances the overall quality of the office. The office also includes multiple private offices, a meeting room, an open-plan work area, and a lounge area at the entrance.

As the developers of the PIER III project and with the approval of the lotting permit for the Boavista detail plan, our company recognizes the importance of establishing our headquarters in the area where we will be developing a landmark project for the city—one that holds great significance for our future.
How do you evaluate the work of Vector Mais throughout the process?
Our decision to hire Vector Mais for our headquarters' Design & Build project was both easy and obvious. We collaborated closely with them on the building’s fit-out project and were consistently impressed by their exceptional quality, efficiency, and expertise throughout the process. Moreover, their strict adherence to deadlines and budget ensured that this challenging project was completed to perfection, as reflected in the outstanding results shown in these images.

What was the client's briefing, and how was it translated into the project?
After several years of operating in a construction site office during the development of the Pier III building in Santos, for which they were responsible, Períptero sought to provide its employees with a comfortable and functional design space. They aimed to promote productivity, collaboration, and team performance while ensuring comfort and well-being. The existing space, a ground-floor retail unit with high ceilings, concrete walls, and a rectangular shape, featured full-height façade openings and two large concrete pillars at the center, influencing the layout development. To address this, they challenged Vector Mais to design a project that would break the regularity of the existing space. This was achieved through a dynamic diagonal circulation that organizes and structures the entire office. Soft, rounded volumes were created for the offices and the meeting room to maintain continuity with this dynamic circulation. The result is an office with a serene, elegant, and timeless design that reflects the company's vision for the future.
How did the idea for partitions made of concrete reinforcement steel come about?
The concept of reflecting Períptero’s connection to construction in the design of the space emerged as a key focus. This was exemplified by the need for a partition to separate the lounge area from the rest of the workspace, which provided an opportunity to create a distinctive design element reinforcing the conceptual relationship with the construction industry. The partitions were made from ribbed iron bars typically used in concrete reinforcement, lacquered in matte black to create a striking and unique feature within the office.
What was the process for selecting materials and furniture?
In an environment dominated by a brick façade and concrete walls and ceilings, a neutral palette of soft tones—such as terracotta, blue, gray, brown, and black—was chosen. The materials (concrete, iron, wood, and PET) were selected for their common use in construction. A careful selection of furniture, woodwork, and lighting was made to enhance the office's quality while reflecting Vector Mais’ commitment to sustainability, energy efficiency, and the use of recycled and recyclable materials. Additionally, strategically using grooved PET/wood panels in high-noise areas, such as the waiting area and lounge, helps reduce airborne sound transmission, ensuring a more acoustically comfortable workspace.
